How long will it take to rent my property?
Our average tenant placement rate is under 17 days. We use our marketing systems and software to find the best tenants at the highest rental rates. -
Do you have a tenant guarantee?
If your tenant leaves within the first 12 months, we will replace them free of charge. -
Can I reach you after hours?

How does your fee structure work?
We have 3 different percentage-based fee structures as well as a Lease-Only option. -
Am I required to make my property available to Section 8?
No you are not required to accept Section 8 payments for you property. -
Are you licensed?
Yes, The Property Manager Guys is owned by Broker, Greg Bond. -
Can I reach you after hours?
Emergency maintenance requests are available 24/7. All other calls will be responded to during business hours. -
Can you put the money directly into my account?
Yes we use direct deposit via ACH to send owner disbursements. -
Do I get to see the lease or sign it?
Yes, you can see the lease but you do not need to sign it. -
Do you sell real estate too?
Yes, we have a team of realtors we work with who buy and sell hundreds of homes in the Central Florida Area. As a client of TPMGuys, you will receive a discount when selling. -
How is rent collection handled?
Rent is collected via ACH. -
How long of a lease do you sign?
Leases are typically for a 1 year period. Sometimes we do see tenants that would like to sign 2 year leases, which would be at the discretion of the owner. -
How much security deposit do you charge the tenant?
We charge 1 month’s rent for security deposit. -
How soon can you start managing my property?
This depends if the subject property is vacant or leased.Our onboarding process takes between 5-7 business days, which includes: property inspection, marketing photos, uploading property to our software, listing the property for rent, and moving new tenants into the property.

What type of properties do you manage?
The Property Manager Guys manages single family homes, condos, townhouses, duplexes, triplexes, small apartments (up to 12 units), warehouses, office, and self storage. -
What type of reports do I get and how often?
You will get an owner statement every month outlining the income and expenses with each property you have under management.
